SCARCITY SELLS: The Economics of Ultra-Luxury Hospitality

ULTRA-LUXURY PROPERTIES— those commanding the highest room rates in their markets— are posting striking rate premiums over traditional luxury hotels, even as their occupancy lags. The global hotel landscape is marked by a clear split between high-end and limited-service offerings, with luxury hotels outperforming overall. Yet within the luxury tier itself, another divide emerges: The 10 priciest hotels in each market often achieve average daily rates( ADR) more than double the segment norm.
London, New York and Rome, ultra-luxury rates exceed $ 1,500 per night, compared to luxury averages ranging from under $ 500 in New York to about $ 800 in Rome.
Since 2020, ultra-luxury pricing has surged— driven partly by wealth gains and partly by a redefined perception of high-end travel. When borders reopened, U. S. travelers capitalized on a strong dollar, fueling outbound demand for luxury stays. Operators report sustained appetite for premium rooms among American tourists in Paris, London and Rome.

The pandemic-era surge in equity and real estate values disproportionately benefited high-income travelers, fueling demand for exceptional experiences. Hotels catering to this clientele leverage exclusivity, distinctive locations and bespoke service to justify steep rates. For this analysis,“ ultra-luxury” refers to the aggregated performance of properties with the highest ADRs— a quantitative lens that excludes qualitative factors like guest satisfaction or sense of place.
The data underscores the gap: In Paris, the 10 most expensive hotels average $ 2,600 ADR— nearly triple the luxury-class average of $ 922. That figure implies nightly rates often hitting $ 3,000 to $ 4,000 during peak periods, with suites commanding $ 10,000 or more. Similar dynamics play out in the Maldives, where ultra-luxury ADRs hover around $ 2,600, roughly 1.5 times the luxury benchmark. In
