FEW EVENTS GENERATE AS MUCH ANTICIPATION among hoteliers as the FIFA World Cup. Spread across 11 U. S. host markets, along with five venues in Canada and Mexico, the 2026 tournament was expected to produce a surge in international visitation, hotel demand and room pricing. In the end, the tournament delivered strong hotel performance, but not in the way many initially expected.

Hotel performance in host markets immediately showed significant gains, but those gains were driven overwhelmingly by average daily rate rather than occupancy. During the first full week of the tournament, host markets posted RevPAR increases exceeding 20 percent, supported by ADR growth of roughly the same magnitude. Demand, meanwhile, remained flat in many markets. Hotels were selling rooms at substantially higher prices, but they were not necessarily filling significantly more rooms than they would have during a normal summer period.

This pattern became one of the defining characteristics of the tournament. The World Cup created extraordinary pricing opportunities on match nights and in the days surrounding matches. Fans who chose to travel were willing to pay premium rates. At the same time, some traditional leisure and business travelers appeared to avoid host markets because of higher prices, congestion and eventrelated disruption. The result was a market environment in which ADR surged while occupancy remained relatively stable.

MARKET DIFFERENTIATION Several host markets stood out. Miami emerged as one of the strongest performers. Multiple match days generated ADR gains exceeding 20 percent, helping push RevPAR sharply higher.

San Francisco also benefited significantly, aided not only by World Cup matches but by overlapping citywide events that intensified demand compression.

Dallas, New York, Los Angeles and Atlanta generated substantial revenue gains as well, although much of their success came through higher room rates rather than large increases in occupancy.
